Our appraiser has been drawing up the valuation report based on new rules since October 1, 2021. The appraisal industry and lenders have developed the new model together. The residential Housing Valuation Report pays more attention to sustainability and the structural condition of the home.

As always, the appraiser visits a home and assesses the interior of the home, its location and the surrounding area to record any matters that appear to be important to the value of the property. However, in the new structural inspection report, the appraiser also records the structural condition of the appraised home. In it he mentions the possible costs for repair. This only applies to parts of the home inspection that are rated as ‘moderate’ or ‘poor’. The consumer benefits from this new information. For new construction appraisals and special management appraisals, where a full inspection cannot take place, it is not mandatory to complete the construction inspection sheet.
The new report also devotes more attention and space to substantiating the value, leasehold and the Owners’ Association. The indication of additional costs is valuable for lenders such as banks and mortgage providers. This provides more insight into the possible financial risks and a more specific financing picture can be drawn up.
Better readable for consumers
The new report represents a quality improvement. The readability of the model has been greatly improved. The texts are written in understandable language, so that consumers can interpret the report more easily. Legal and technical language is avoided as much as possible. This way, clients also understand what additional costs there may be. The risks in terms of sustainability, repair of maintenance backlog, possible foundation problems and other construction defects are also clearer. They can also check to what extent the home meets the requirements set by the climate agreement for the future.
